When it comes to buying a home, finding a property is the easy part. The Calgary real estate market is in a deep buyers market right now, giving you many options when it comes to finding the perfect home. Whether you are on the hunt for a chic downtown condo, a detached home in the suburbs, a new infill in an established community, a luxury property or anything in between, Calgary has something for you.
Once you have found the right property, it is time to make an offer. As your REALTOR®, Ken will handle all negotiations on your behalf. Submitting an offer tells sellers that you are both financially equipped to purchase their home and that, lest something go totally wrong, you are committed to that particular property.
When you submit an offer the seller will either accept it, reject it, or counter it. If they accept it, great! If they reject it, chances are their idea of what their home is worth is very different than market value. Rather than fight them on the price, you may wish to walk away. Most likely, though, they will counter your offer. Usually they will ask for slightly more money than what you offered, especially if you're the only one bidding on the property. Be prepared for this and know that Ken Richter will be there to walk you through everything.
When your offer on a home is accepted, the following must begin to happen:
- Get Financing In Order: You should already be pre-approved for a mortgage, as we always recommend doing so prior to making an offer on a property. Now that you know what you want to buy and how much money you will need exactly, it is time to begin the paperwork to get the money required from your lender.
- Complete a Home Inspection: Although a home inspection is not always required, it is HIGHLY recommended. A home inspection will bring to light any issues that were hidden during your viewing. It will confirm that the house is functional and safe. If any issues to arise, you may be able to negotiate a lower price on the home or have fixing the issue be the seller's responsibility to do before you move in.
- Consult With Your Lawyer: The process of transferring land ownership is complex and needs to be done correctly the first time. We always recommend you work with a lawyer to make sure that there are no issues and that you are protected legally through the home-buying process.
Once everyone gives the green light, it is time to sit down and close the deal. Congratulations, you are now a new homeowner!
