Home Staging || Def. || The act of preparing a private residence for sale in the real estate marketplace. The goal of staging is to make a home appealing to the highest number of potential buyers, thereby selling a property more swiftly and for more money.

The goal of staging a home is to curate a space that draws people in. The space needs to feel warm, inviting and open for opportunity. There must be a delicate balance between providing visual stimulation to pull people in while at the same time leaving room for people to envision their own things in the space. So, how can you stage your home so that it is a space people will fall in love with?

The first thing you want to do is remove all clutter so that the space feels open. It does not matter how beautiful the property is: if it looks like it is the home of a hoarder, people will be extremely turned off. Another way to open up the space is to make sure that during showings the windows are open and that there is plenty of light. Dark spaces turn off potential buyers, bright spaces feel more fresh, clean and big.

No matter how much you love the way you have laid out your furniture, artwork and decor, take a critical look at it. Does it create a visual moment? What we mean is this: every part of your home should look like a moment waiting to happen, inviting potential buyers in. Does the cozy blanket draped on the loveseat by the window, next to the warm fireplace with a book waiting to be read enable potential buyers to envision themselves wrapped up reading on a frosty morning? Consider how you can craft these settings.

Not only are visuals important, but sounds and smells are also very powerful. Soft classical music can completely transform a space that is usually filled with the noise of outdoor traffic. We recommend having music playing softly in the background to replace unruly white noise. Smells don’t mean the smell of cleaning products. What smells like home? We love the smell of fresh baking. Consider getting a candle wax melter that you can plug into the walls of main rooms to fill them with decadent scents.
