Spring is right around the corner in Calgary, Alberta. March always marks the end of the long, dark winter. Daylight savings has given us back an hour of sunlight, and the dreary grays of dirty snow are making way for pops of green grass. While we are braced for the odd surprise snow blizzard, we know that the end is in sight.


As the spring thaw begins, here are some items around your home prepare for the changing of the seasons:


Inspect your home for potential necessary repairs: “Winter can be harsh on your home, often leaving behind a trail of necessary repairs. As the snow melts and temperatures rise, we encourage you to assess any damage and create a prioritized list of tasks. This proactive approach will help you address issues before they worsen and become more costly” (This Old House).


Clear out your gutters and check on your roof: “Clean your gutters twice a year to ensure proper drainage away from your home and your home’s foundation. Inspecting your gutters ensures they're working properly throughout the year. Your home’s roof protects your possessions and your family year-round. Take some time in spring to check out your roof (from a ladder) and also your attic, to inspect for damage, clear debris and make repairs” (Home Depot).


Don’t just deep clean the inside of your home, but the outside, too: “A thorough pressure washing will have the exterior of your home renewed for the season. It's a fast way to get rid of salt and grime that builds up over the winter months. Many surfaces, including driveways, concrete pavers, decks, and siding, can be power-washed” (Better Homes &amp; Gardens).


Get your window screens ready to let in some fresh air: “As warmer weather approaches, it’s time to prepare your screens for use. Clean, well-maintained screens allow you to enjoy fresh air while keeping insects out of your home. You can often patch small holes using screen repair tape or patches for minor repairs. For more extensive damages or worn-out screens, consider replacing the mesh entirely” (This Old House).


Clear your yard of winter debris: “Begin by cleaning up debris outside. On the first clear day in late winter, start by picking up sticks and raking up any leaves. You can compost these materials, or bag them up for your municipal trash pickup. As you clean up your lawn, mowing, edging and trimming will be needed, but wait for the weather to warm up. Outside temperatures should be warmer than 40 degrees Fahrenheit to begin mowing your lawn. If temperatures dip back below freezing, the cold can damage your lawn” (Home Depot).


Update your outdoor lighting to prepare to enjoy the space: “Days might be getting longer, but outdoor lighting is more important than ever as you start taking activities outside. Check existing outdoor light fixtures around the house and yard (don't forget the garage) and replace any burned-out bulbs or solar lights that no longer hold a charge. Consider adding lights to pathways and drop-offs, like front steps or landscape perimeters, for maximum safety when it's dark. You can also enhance curb appeal by updating existing fixtures with a new style” (Better Homes &amp; Gardens).

Every month the Calgary Real Estate Board releases a report detailing what has been happening in the real estate market. &quot;Inventory levels reached 4,822 units in February, with condominiums and row homes representing more than half of all the inventory&quot; (The Calgary Real Estate Board).


&quot;There were 1,526 sales in February, an 11 per cent decline over last February, mostly due to a sharp pullback in row and apartment sales&quot; (The Calgary Real Estate Board).


&quot;The total residential benchmark price [was] $560,500&quot; (The Calgary Real Estate Board).


Calgary Real Estate Board Chief Economist Ann-Marie Lurie notes, &quot;slowing migration levels are coming at a time when supply for apartment-style homes is rising... 18,000 units [are] currently under construction. While a large share [are] targeted for rental, this also impacts condo ownership markets. Meanwhile... the detached market remains relatively balanced in the higher price ranges and continues to struggle with limited supply for homes priced below $700,000&quot; (The Calgary Real Estate Board).

When Calgary winter decides to show off, staying indoors isn’t just an option, it’s a lifestyle. The good news? Being stuck inside doesn’t have to mean boredom. Whether you’re riding out a snowstorm, or one of those icy weeks where even your eyelashes freeze, here are some cozy activities you can do at home:


1. Host a Cozy Movie or TV Marathon: Lean into full hibernation mode. Pick a theme — rom-coms, classic Disney, true crime, or that series everyone keeps telling you to watch — and make it an event. Dim the lights, pile on the blankets, and order in your favourite dinner and snacks.


2. Try a New Comfort Recipe Winter is prime time for cooking something warm and soul-soothing. Test out a new soup, homemade bread, slow-cooker chili, or baked dessert. The heat from cooking will warm up your house, and it’s a great way to make use of your non-perishables.


3. Have a Game Night: Pull out board games, card decks, or digital games you can play on your phone or TV. Embrace your competitive spirit and make it a multi-game spectacular Solo night? In the dead of winter, many Calgarians flee on vacation to get respite from the brutal cold. It is the perfect time to take a trip somewhere, anywhere, that has longer days and warmer temperatures. Any vacation is a luxury, no matter how far you travel. Even a weekend getaway to beautiful British Columbia can be a much-needed break from the hustle and bustle of the city this time of the year. 


Regardless of when you leave, where you go, or for how long, it is important to have a plan in place to protect your home in your absence. Discriminating criminals seek out properties that have clearly been left shuttered while the owners are away, knowing they are an easy target. Besides thieves, your home also has to contend with the elements. You need to be thoughtful in how you protect your property while you're gone.


Here are some tips for small adjustments you can make to keep your home safe, so you can enjoy your vacation with full peace of mind: 




Unplug: Go around your home and unplug all major appliances that don't need to run in the background, like the television and computer. This keeps them safe from any electrical issues.


Turn Off the Water: Turn off the main water, and any outdoor faucets. Run a tap to get all the remaining water in the tubes cleared out. If something were to leak and cause a flood, most home insurance will not cover it unless you took this step.


Turn Down the Heat: Set your thermostat to a reasonable temperature where your home stays heated, but not in excess. Remember: DO NOT FULLY TURN OFF THE HEAT. This will cause things to freeze and break. 


Find a Babysitter: Ask a friendly neighbour or friend to check on your home for you. Flip and Rotate Your Mattress: &quot;Before you put on a fresh set of sheets, take an extra minute to rotate the mattress if you haven’t done so recently. Rotating your mattress every few months will help it wear more evenly and extend its life (and comfort)&quot; (Houzz).


Replace All Furnace Filters: &quot;The air filter on your HVAC (Heating, Ventilation and Air Conditioning) system needs to be replaced every one to three months to keep the air in your home clean and flowing freely. A high-quality air filter is the best choice to remove mold, pollen, and other microscopic particles from the air&quot; (Today's Homeowner).


Organize Your Bookshelves: &quot; Pull out volumes that you didn’t enjoy or are finished with and sell or donate them, leaving a bit of extra room on each shelf for new titles. And if you get distracted by beloved old books you had forgotten about, just roll with it&quot; (Houzz).


Degrease Kitchen Appliances: &quot;Even if you use an exhaust fan while cooking, over time kitchen cabinets get coated with a layer of grease from cooking. Then, the dust gets caught in the grease, resulting in a layer of good old-fashioned grime&quot;  (Today's Homeowner).


Make Little Changes to Enhance Warmth: &quot;Stay toasty and save on energy bills by blocking drafty doors with door sweeps or door snakes and warming up with rugs, throws and duvets. It's no secret that we love Calgary. This is a city that is easy to adore and romanticize. It may not be perfect, but at Team Ken Richter, we are so proud to call ourselves Calgarian.

The Downtown Skyline: Anchored by The Bow and The Calgary Tour, the downtown skyline sits nestled against the bow river in a near perfect arch. Creating spectacular views from all angles, the skyline is the heart of this city.

The Welcome Signs: When you enter city limits, you’re greeted by a sign that says ‘Welcome to Calgary, Blue Sky City.’ These signs highlight our big prairie skies and sunshine, reminding us that in this city anything is possible.


The Music: Calgary is a city for musicians, with incredible venues to play and festivals to attend. Whether you like country music, R&amp;B, singer-songwriter, pop, or anything in between, there is something for everyone.


The Chinooks: Unlike our neighbours to the North, Calgary is perfectly situated to enjoy the benefits of Chinooks, warm winds that give reprieve to cold winter days. Known by the cloud arch they create, Chinooks are always something to look forward to.


The Recreation: Not only is Calgary near the mountains for a weekend getaway skiing or hiking, but the city itself has state-of-the-art facilities, from Winsport to The Climbing Centre. Whatever your sport is, Calgary offers it.


The Stampede: We would be remised to not include our favourite ten days of the year, when Calgary hosts the greatest outdoor show on earth. Bucking broncos, wild foods, top musicians, thrilling rides, and so much more makes this event memorable.
