Your Listing Photos

There are many factors that help sell your Calgary, Alberta home: the real estate professional you partner with, the location, open houses, word of mouth, a competitive listing price, and the right timing. One of the largest factors is, quite simply, your listing photos.

Most buyers search online listings extensively before narrowing down which homes they actually want to see in person, especially during COVID-19 times. Your listing photos show the world exactly what your home has to offer. It is an inside glimpse into the space and layout.

It is your real estate professional's job to provide your listing with photos. Some real estate agents take them themselves, and others will hire out the work to a photography company. Here at Team Ken Richter we do a mix of both, depending on the property. Regardless, we ensure properties have high quality, vivid, well-framed photos.

To help get the perfect shot, homeowners need to ensure their house is staged and photo-friendly. Here are some pointers for the various spaces in your home:

Bathrooms: Make sure you bathroom gets a deep clean! This includes toilet bowls and shower stains. Hide all your toiletries under the sink, and the only towels out should be a decorative, fresh hand drying towel.

Kitchens: There is nothing worse than a listing photo of a kitchen where you can see dishes in the sink. Make sure your kitchen is cleaned, that all odds and ends are tucked away, any rags and dishcloths are put away, food is stored, etc..

Bedrooms: Bedrooms should be kept simple. Ensure the bed is made (bonus points if you can do a hotel tuck on the corner of the duvet), that all clothes are put away, drawers and closets are closed, and that any toys or personal items are out of sight.

Common Spaces: Whether outdoor or indoor, all common spaces such as entryways, living rooms and backyards are tidy. This isn't your opportunity to show off your things, it is an opportunity to show off your home. You want your space to look as big as possible, and for buyers to be able to imagine their own things there.

Your real estate agent or the professional photographers they bring in will not be cleaning your home for you. They may move small things, but they won't be invasive. Make sure your home is picture perfect before they arrive.
