Buying In A Sellers Market

We’ve said it before, and we will say it again: right now Calgary is in the midst of an incredible hot real estate market. Houses are selling quickly, and there is not enough inventory to meet the intense demand of consumers. While we are already starting to see things cool off, experts are predicting the market will remain hot right through to the end of the summer before going back to a more normal conditions.

If you’re in the market to buy a house, this is a challenging time. We are in a Sellers Market, which means market conditions are favouring the seller over the buyer. This is the case because there are more buyers than sellers, resulting in limited inventory that is selling quickly and way over asking price. Does this mean you should put off your search for a home? Absolutely not! You just need to be strategic about how you navigate the market.

We can help. Ken Richter’s 30+ years of experience helping buyers, sellers and investors alike is your advantage. As a buyer in a Sellers Market, you need to be prepared to act fast and decisively. Make sure you know exactly what you are looking for and what your non-negotiables are. Get pre-approved for a mortgage and line up whatever financing you may need. Be prepared to offer more than the property is asking, and be flexible with whatever conditions the seller is looking for. Be strong: don’t concede on things just because you feel desperate. We firmly believe you’ll find the perfect home at the perfect time. If something is falling through, there’s a reason, and that’s not the home for you.

Most importantly, don’t be shy! Lean on the support of your trusted real estate professional, whose job it is to be your greatest ally during this process. Many Calgarians have bought homes in the last year; you could be one of them.
