Listing a home for sale in Calgary, Alberta is an art. It is not as simple as sticking a photo and a price on the internet. Instead, it is about sharing a property in its absolute best light, and marketing it to find the perfect buyer at the perfect price.

This is one of the most underrated, but important steps in the process. A buyer's first impression of your home through the listing photos will make or break their decision to come tour it in person. Your home can have a great price, amazing square-footage, and be in a thriving community; but if the photos display it in a negative light, none of the statistics will matter.
With that being said, here are some tips to ensure your home is photogenic:
- Remove Clutter: If you decide to take this opportunity to organize, purge, recycle, and donate your clutter, great! Regardless: make sure everything that does not add value to the space is removed. This is not the time to show off your trinkets, but to tuck away anything that makes the space look small and unkept.
- Depersonalize: Buyers want to imagine their family portraits and personal touches in the space--not try to see through yours. Not only is it a safety risk to have items of immense value or personal details in the space, but it adds to the clutter. Remember: you're not trying to show off anything other than what the property offers to the next owner.
- Tidy Up: This cannot be understated. Make the bed, fluff throw pillows, hide away used towels and dishcloths, tuck loose mail and papers into drawers, dust all hard surfaces, vacuum with straight lines, clean the windows, mow the lawn, and hide away random toys and appliances. It doesn't have to be organized or put away properly, just hide it out of sight until photos are finished.
