September is here! It is a season of change as people head to new school semesters, new jobs, and in some cases new homes…
The fall is one of real estate’s busiest seasons as people are searching for a new home and seeking to put their existing one on the market. If you are one of those people who wish to sell their home, we have some tips for you!
Often times the notion of selling your home can be overwhelming because there are so many little things to accomplish and research. That is why having a real estate agent is so helpful—they can hold your hand and guide you seamlessly through the entire project.
First things first, set up a meeting with Ken Ritcher! While he specializes in the Bowness and Montgomery neighborhoods of Calgary, he has loads of experience working with homeowners from all across the area. He would be thrilled to be part of your home-selling journey!
The next thing you should do is get a Comparative Market Analysis report done on your home (or a CMA, as it is frequently referred to)! What this report does is evaluate your home based on things such as: what homes are on the market (or have recently been taken off the market) in your neighborhood and what their asking prices were, the condition of your home as comparable to other homes in the area, location and loads of other things.
Check out the following link for a more in-depth description of what a CMA report evaluates and why it is important to obtain before putting your home on the market: http://homebuying.about.com/od/sellingahouse/qt/062107CMA.htm
The other thing you should begin doing is purging and cleaning! Go through all your things and decide what you would even want to take with you on your move, what you can give away, and what you can possibly offer to potential buyers as a bonus feature to come with the house.
While doing your purging, scrub your house from top to bottom and mend anything that needs fixing! Your home should be in pristine condition when you are attempting to sell it!
One last thing to look into is home staging. Consider hiring a professional, look up how to do it online, or talk with Ken who can also give you some tips! Home staging is all about making your home the most attractive it can possibly be for potential buyers.
Good luck!
