The Advantages of Listing Your Home in The Fall

Summer in Calgary, Alberta has come to an end. Thankfully we always retain the sunny weather and warm afternoons, despite the golden leaves and pumpkin spice lattes.

This summer was a rainy one, but busy in the world of real estate! There were 2,099 sales in July alone. While many prospective home buyers made their move in the summer months, others hesitated. The Calgary Board of Real Estate writes, “in addition to the persistent economic uncertainty due to tariffs, sales and new listings were impacted by no further reductions in lending rates and added competition from the new home market” (read full report here). Not all of these concerns were addressed before the summer ended, but it has created a unique opportunity for sellers.

While the spring and summer are the most popular time of the year to list a home, those who wait for Fall are given three distinct advantages:

1). Less competition with other homes: Inventory levels tend to dip in the Fall after so much real estate is snatched up during the warmer months. This means that your home will be compared to fewer properties, allowing you a chance to stand out against the rest.

2). Motivated buyers: Typically, people do not begin their home search in the Fall, since it does tend to be such a busy time of the year with back to school and holidays. The buyers looking for a property in the fall are more motivated to make a deal, leading to higher offers and less conditions on the sale.

3). Seasonal Magic: Calgary is the prettiest in the autumn. With holidays like Thanksgiving, Halloween, and Christmas, neighbourhoods feel cozier and personal. There is something special about seeing a property and a neighbourhood this time of the year, where you can really get a sense for what it would be like to live there. Use this magic to your advantage!
