Why Your Listing May Not Be Selling

Congratulations! You have made the huge decision to put your property on the market. Like so many other Calgarians with homes for sale, you may be feeling the pressure of selling your home during this buyer's market. Conditions do not make selling a home easy right now, which can be frustrating as a homeowner ready for the next step.

While the amount of time a home spends on the market can be heavily influenced by the market, there are a number of reasons why your home may not be selling as quickly as it could. Typically the solution is simple, so here are some things to evaluate:

The Price || Sometimes the asking price for your home is not appropriate given the location or market conditions. If your home is priced significantly higher or lower, than the average benchmark price, make sure that there is a reason why. Having a recent CMA (comparative market analysis) done on your home is important for this reason. A CMA will tell you what homes similar to yours in location, size, amenities, etc. are selling for. Staging || Even if you have TLC Network-worthy home decorating, your home may not be staged in the most effective way. Remember that people do not want to see your life in the home, they want space to imagine what their lives could look like in the home. The outside of the home is just as important: a nice front door entryway goes a long way. Consider hiring a professional home stager. Your realtor can also give you good advice on this! Even though people warn against it, most people judge a book (or a home) by its cover. Your home must be staged in an enticing way. This includes online listing photos: make sure they are high quality, professionally taken and make your home look great.

The Included Goods || No matter how beautiful your home is to you, the bottom line is that buyers want to get the most bang for their buck. This means that not only are they looking at the structure of the home, the land, the neighborhood, etc., but they are also looking at what goods will be included. If you have a hot tub you are willing to leave with the home, that can be a huge bonus. If you have new appliances, such as an energy efficient fridge and new clothes dryer, those can add major appeal. Most importantly, really old goods and appliances will turn people off because they will likely need to replace them. As a seller, it can often be worth investing in some small upgrades just to add that extra bit of shine to the listing. Plus, you can enjoy the hot tub in the mean time!
