March 20th was the first official day of spring. Crazy, right? Since then we have had a number of snowstorms and cloudy skies, most notably yesterday when it snowed all day long. The good news? The snow was wet and heavy, and the heat of the sunshine today has already begun to melt it. While Mother Nature seems to want to keep winter around, the sun is on our side. Thank goodness!

Regardless of how high our snow piles still are, the beautiful reality is that it is, in fact, spring. Around this time is when our homes transition out of winter. We begin to pack away our snow pants and mittens (with a knock on wood), any remaining Christmas lights get taken down, moody blues and rich reds are replaced with pastels, and we decide to force spring into…

What even is a civic census? The City of Calgary writes, "The Civic Census is the official count of dwelling units and the population who are living in these units, by the door to door physical collection and recording of data. This count of dwellings and residents may be supplemented yearly with other information such as the periodic age/gender distribution data, etc." The first ever Calgary census took place in 1931! The Calgary housing market in March went exactly as expected. Unfortunately, due to economy not yet being fully recovered and due to stricter lending rules, sales were slow and inventory rose. First quarter sales totaled 3,423 units, which was 24 per cent below long term averages and18 per cent below last year's stats. Months of supply have reached four months. 

The benchmark price for a detached home was $503,800, which may have been 3.6 per cent below highs before the recession, but was one per cent above the lows recorded during the recession. So, there is very modest improvement.
